Was interested in some opinions on this play? I know it sounds nitty so I'll include my rationale.

$22 20K on Stars,
Blinds are 75/150 I have $6475 and the villain has $4505. The overall table is really soft with about 3 weak players at it.

Villain
is in CO playin 18/4 with a zero steal percentage and opens to 400.
He's the second nittiest at the table and not really giving chips away,

I'm in small blind w AJ off.  I kind of hate all 3 options

1)
3 betting:  I'm ahead of his range obvo, but I feel like 3 betting is
either going to get him to fold worse hands, flat and leave me with a
swelled pot out of position, or get 4 bet by better ones. I think this
is the worst option.

2) Flatting:  I feel like this is the
standard line most players take here.  Do you think it's really
profitable
though?  I have a comfortable stack so I'm not too keen on check raise
bluffing with it on an 895 board for example, so i'm probably going to
wind up playing it straight forward.

As a result, I'm going to
wind up check folding a ton.  Except when an Ace hits, I'll get value
from A9/A10 (I think A9 is the bottom of his Ace range) and loses chips to
AQ/AK.  The only time I really get good value is on Jack high boards,
where he has Jq/jK or some draw.  I'm not convinced the Jack high board
comes often enough to compensate all the check folding I”m going to do?
Also, the villain is a pretty big nit so I'm not sure I can get him to
stack off w JQ (jq is also in the bottom end of his range.

3)Folding:
I wound up just pitching the hand for the reasons listed above. I know
it seems nitty and I know I'm ahead of his opening range, but i'm at a
soft table with a decent stack and better spots at the table.

Do you like my
logic?  If you think flatting/3 betting is better please share why?

I think folding A9 is fine.  AT is kinda borderline but I think you can just call AJ here and get enough value from A and J boards.  Definitely don't 3 bet this OOP.

Your reasoning seems sound enough.  I still like to flat here with over 30 bb effective even though I know I will be folding a lot.  Your strong hand and deceptiveness partially compensate for being out of position.  I don't think folding is that bad, given your read of the situation, but definitely a bit on the tight side.  When you flat  from the blinds a few times, it  makes them less likely  to raise you light .   I don't 3 bet in these situations without a super premium hand, just because I don't like to play a big pot out of position.  Thanks for sharing your thought process with us.

Thanks for the opinions guys. I posted this to a friend who suggested I call and donk lead on low dry boards type. I didn't consider this because I rarely donk lead.  His reasoning is the villain is tight and will have overs and fold a lot and if he flats or raises I can just give up.

Do you like this?  If you combine this strategy with essentially “jack mining,” I think it might be more profitable?  Agree/Disagree?

I agree with RFB Call>>>fold>>>>>>>3b.  I feel like AJ has too much value to fold to a co open even being oop.

A player “18/4” who has a ZERO steal % and is raising pre from a stealilng position.. I probably fold this. He's obv not positionally aware because if he was his PRF would be higher especially in stealing positions and his steal % would def be higher then ZERO. I think he has a big hand here and I just lay it down. You will be OOP for the rest of the hand also. I like the resoning and the rationale alot 🙂 I also like RFB's suggestion as to just flat and play some pot-control / chk-call lines if you hit and A or J and try to get to showdown.
